Background:
In the Spring of 2004 the University of Idaho regained ownership of the former Tau Kappa Epsilon house located at 745 Nez Perce Dr. In the Winter of 2004/2005 the Idaho Alumni Association of Alpha Gamma Rho began looking at this as a possible permanent residence. Like the house we are currently leasing from Lambda Chi Alpha, the alumni association determined that the TKE house has a lot of work to be done before it would be livable. At the time our Alumni Association first toured the house, there was no urgency to begin planning for making this our new home since we were still under lease with the Lambda Chi Alpha for 4 more years and at the time there was hope on both sides that Lambda Chi Alpha would want to extend the lease. For the next two years we monitored the TKE house as possible future home, however did not want to get into any contractual obligations with such an unknown future.
In the Fall of 2006, when things began to look more uncertain with renewing our lease with the Lambda Chi Alpha’s, the Alumni Board began pursuing hiring an architectural firm to oversee our actions and potential remodel at the TKE house. In January of 2007 we hired Associate Architects, located in MoscowIdaho, as our firm to perform a cost evaluation and be our architectural firm for moving ahead with the purchase of the former TKE house.
In the Spring of 2007, we determined that the likelihood of up being able to renew our lease with Lambda Chi Alpha was remote and therefore should begin to fully pursue the purchase of the TKE house. For the next nine months the board began planning fundraisers, preparing legal documents for purchase of the house and evaluating the value of the house. February of this year, we signed the sales agreement with the University of Idaho for $400,000. Along with that, we put our 10% down payment for the house in escrow.
House Specs:
The new Alpha Gamma Rho house is located on the University of Idaho campus at 745 Nez Perce Dr., Moscow, Idaho. The house was constructed in 1963 to provide housing for approximately 80 students. Our intention is to use the house as a 50-55 man house.
The building is a wood framed four-story structure with a basement. The total square footage of the house is approximately 14,350 ft2 (basement - 984 ft2,, ground - 3,260 ft2, 1st floor - 3,260 ft2, 2nd Floor – 3,420 ft2 and 3rd Floor - 3420 ft2). |
